Unlike other tools, BEopt does not have lots of options for defining different space types. You are probably looking at a "Multi-Family" sample model. Compared to Single-Family, it has one more space type, which is Corridor. When you open BEopt, it asks you about the "building type" and if you select the "multi-family" option, you can have access to this space type. Also, keep that in mind that this tool is focused on residential constructions. So, it makes sense that it doesn't provide lots of different space types such as office, classroom, etc. They might add this option in future versions though.
