If referring to requirement in Table G3.1 (1. design model) b. - it starts 'All conditioned spaces in the proposed..." Its the zones are truly unconditioned, then just leave it as unconditioned in both models. There are different situations which can make a space a conditioned space. See definition: Space for info

Add equip / light as appropriate to the unconditioned spaces.

There is a LEED interp that allows Heated only spaces/system (System 9 / 10) in LEEDv3/2009. So, this may help if you have this in your model.

Also be sure to check the envelope assemblies between the conditioned & unconditioned zones. They must be treated as exterior envelope (or semi-heated if that applies).
