You can't view surface properties when you are in render by construction, but you can filter by construction when you are in render by surface type. But that may also have performance issues if your model is large enough to see performance issues on render mode changes. Just out of interest, how many surfaces are in your model? I know it is very large square-footage, but I assume you also have high level of fidelity for the geometry.

Also if you are in render by surface type, when you hover over a surface with the OpenStudio info tool you typically see the surface properties. If you hold down shift while doing this you see the construction. Unfortunately you can't do the reverse if you are in render by construction.
