How to use PAT Tool with OSM file

I am new to this and I am following the PAT tool tutorial. In the tutorial they use something called SimpleOffice.osm and I am not sure where they get this file. All the osm files that I have tried using all fail and I am not sure what to do. Is there anywhere I can find this file or have access to an osm file that I can test on the PAT tool to understand how it works. Please let me know and thank you.

You might consider either adding the Create DOE Prototype Measure to your PAT workflow or run it in Apply Measures Now in the OpenStudio Application and choose the resulting OSM as a seed model in PAT. Choose small office as the building type, and your desired target standard and climate zone.

I use PAT for algorithmic analysis (cloud computing), and I have been using EmptySeedModel.osm from ResStock v2.2.4 directory OpenStudio-BuildStock-2.2.4\project_singlefamilydetached\seeds.
