I want to model a simple zone of an apartment. Is there any bondary conditions to the walls in contact with the "neighbours", or should i just put it like outside boundary condition with no sun and wind exposure?

Adiabatic outside boundary condition is a simple way to represent a neighboring building/unit with a similar zone temperature to the zone being modeled. With adiabatic boundary condition the mass of the construction still has thermal storage capacity, but there is no heat transfer to/from your zone through that surface.
