you can modify the heat pump Heating/Cooling object to EIR water source. Change the heat pump type to EIR, and the condenser type to water source. The EIR object requires performance curves, which is just another object that you can enter the defining coefficients. Do you have the exact performance coefficients? I usually just use the equation fit and a template from the library that most closely matches the specified units.
DesignBuilder does not support the ChillerHeater object (see CentralHeatPumpSystem info in the E+ IO reference) which can provide simultaneous heating and cooling.
I think only a four-pipe fan coil object is available. Thus, you would connect the heating and cooling coils to the hot water and chilled water loops, respectively.
What you are asking for is the CentralHeatPumpSystem object and the chillerheater object. Vojtech at DesignBuilder support has provided me with some scripts to achieve this. You should always check with DB support, they are a great resource.
