An Update
I couldn't run PAT 3.8, so I downloaded and installed OpenStudio Application 1.7.0. I created the model again using OS Application 1.7, and this time the model worked perfectly in PAT 3.7, even with the Air-to-Air Heat Exchanger.
So, as @shorowit correctly pointed out the problem was incompatibility between different versions.
