I would recommend utilizing the ZoneHVAC:IdealLoadsAirSystem. In the OpenStudio interface, there should be a check mark by each thermal zone to turn on ideal air system. In addition, each thermal zone will need a ZoneControl:Thermostat for cooling and heating. If you load in a common library, there should be a schedule for each like you mentioned.

Before running the simulation, I would recommend adding internal loads and outside air requirements (DesignSpecification:OutdoorAir). A weather file and design day data will also be needed to run the simulation.
